Article 1766 of the French Civil Code

If the lessee of a rural inheritance does not equip it with the livestock and utensils necessary for its operation, if he abandons cultivation, if he does not cultivate reasonably, if he uses the leased thing for a purpose other than that for which it was intended, or, in general, if he does not perform the clauses of the lease, and if this results in damage to the lessor, the latter may, depending on the circumstances, have the lease terminated.

In the event of termination due to the lessee’s fault, the lessee is liable for damages, as stated in Article 1764.

Article 1766

Si le preneur d’un héritage rural ne le garnit pas des bestiaux et des ustensiles nécessaires à son exploitation, s’il abandonne la culture, s’il ne cultive pas raisonnablement, s’il emploie la chose louée à un autre usage que celui auquel elle a été destinée, ou, en général, s’il n’exécute pas les clauses du bail, et qu’il en résulte un dommage pour le bailleur, celui-ci peut, suivant les circonstances, faire résilier le bail.

En cas de résiliation provenant du fait du preneur, celui-ci est tenu des dommages et intérêts, ainsi qu’il est dit en l’article 1764.
