Article 2457 of the French Civil Code

The third party purchaser must compensate the mortgagee for the loss resulting from any deterioration that has reduced the value of the property through his own act or fault. However, he may obtain reimbursement, by deduction from the sale price, of his expenses necessary for the conservation of the immovable and of those which have increased its value, up to the limit of the estimated increase in value on the day of restitution.

Le tiers acquéreur doit indemniser le créancier hypothécaire du préjudice résultant des dégradations qui ont diminué la valeur de l’immeuble par son fait ou par sa faute. Mais il peut obtenir remboursement, par prélèvement sur le prix de vente, de ses dépenses nécessaires à la conservation de l’immeuble et de celles qui en ont augmenté la valeur, dans la limite de la plus-value estimée au jour de la restitution.
