Article 621 of the French Civil Code

In the event of the simultaneous sale of the usufruct and bare ownership of a property, the price is divided between the usufruct and bare ownership according to the respective value of each of these rights, unless the parties agree to defer the usufruct to the price.

The sale of the property encumbered by usufruct, without the agreement of the usufructuary, does not alter the right of the latter, who continues to enjoy his usufruct over the property if he has not expressly renounced it.

Article 621

En cas de vente simultanée de l’usufruit et de la nue-propriété d’un bien, le prix se répartit entre l’usufruit et la nue-propriété selon la valeur respective de chacun de ces droits, sauf accord des parties pour reporter l’usufruit sur le prix.

La vente du bien grevé d’usufruit, sans l’accord de l’usufruitier, ne modifie pas le droit de ce dernier, qui continue à jouir de son usufruit sur le bien s’il n’y a pas expressément renoncé.
