The purpose of non-trading property investment companies (sociétés civiles de placement immobilier) is the direct or indirect acquisition and management of property assets for rental purposes, including those in a future state of completion.
In accordance with the conditions laid down by decree of the Conseil d’Etat, the purpose of non-trading property investment companies is also to acquire and manage properties that they have built exclusively for rental purposes.
For the purposes of this management, they may carry out work of any kind on these buildings, in particular operations relating to their construction, renovation, maintenance, rehabilitation, improvement, extension, reconstruction or upgrading to environmental or energy standards. They may acquire equipment or facilities required for the use of the buildings.
They may also dispose of real estate assets provided that they have not purchased them with a view to resale and that such disposals are not of a habitual nature. However, this double requirement does not apply to real estate assets for residential use acquired in bare ownership and covered by Chapter III of Title V of Book II of the French Construction and Housing Code.
