Article L321-5 of the French Code of civil enforcement procedures

The seizure of the property may be invoked against third parties from the time of its publication in the property register.
Unpublished or subsequently published disposals that have not been made in accordance with the conditions set out in article L. 322-1 may not be set up against the pursuing creditor or the purchaser, unless a sum sufficient to pay the principal, interest and costs due to the registered creditors and the pursuing creditor is deposited with the Caisse des dépôts et consignations; the sum thus deposited is allocated specifically to them.
Registrations on the part of the distrainee that were not made prior to publication of the seizure may not be set up against the distrainee.

Article L321-5

La saisie immobilière est opposable aux tiers à partir de sa publication au fichier immobilier.
Les aliénations non publiées ou publiées postérieurement et qui n’ont pas été faites dans les conditions prévues à l’article L. 322-1 sont inopposables au créancier poursuivant comme à l’acquéreur, sauf consignation auprès de la Caisse des dépôts et consignations d’une somme suffisante pour acquitter en principal, intérêts et frais, ce qui est dû aux créanciers inscrits ainsi qu’au créancier poursuivant ; la somme ainsi consignée leur est affectée spécialement.
Sont pareillement inopposables les inscriptions du chef du saisi qui n’ont pas été prises antérieurement à la publication de la saisie.
