Article R145-36 of the French Commercial code

The annual summary statement referred to in the first paragraph of article L. 145-40-2, which includes the liquidation and regularisation of service charge accounts, is communicated to the tenant no later than 30 September of the year following the year for which it was drawn up or, in the case of condominiums, within three months of the statement of condominium service charges for the annual financial year. The lessor shall provide the lessee, at the lessee’s request, with any document justifying the amount of charges, taxes, duties and fees charged to the lessee.

L’état récapitulatif annuel mentionné au premier alinéa de l’article L. 145-40-2, qui inclut la liquidation et la régularisation des comptes de charges, est communiqué au locataire au plus tard le 30 septembre de l’année suivant celle au titre de laquelle il est établi ou, pour les immeubles en copropriété, dans le délai de trois mois à compter de la reddition des charges de copropriété sur l’exercice annuel. Le bailleur communique au locataire, à sa demande, tout document justifiant le montant des charges, impôts, taxes et redevances imputés à celui-ci.
