The residential tourist village is a classified commercial accommodation establishment that falls within the perimeter of a leisure property rehabilitation operation defined by Article L. 318-5 of the French town planning code. It is made up of a group of furnished residential premises with shared facilities and services in nearby premises.
Residential premises are offered for rent to tourists who do not take up residence there, on a daily, weekly or monthly basis.
The residential tourist village is managed by a single person under a rental contract for a period of at least nine years. During this period, the owners of the premises may benefit from a priority reservation right for a limited period during the year.
To be classified as a residential tourist village, the establishment must include furnished premises divided into categories, according to criteria laid down in a classification table drawn up by the body referred to in article L. 141-2 and approved by order of the minister responsible for tourism, as well as shared premises and facilities defined by the said table and located nearby.
Operators wishing to obtain classification must submit their application electronically to the body mentioned in article L. 141-2 , together with a visit certificate issued by a type A or C assessment body accredited by the Comité français d’accréditation (COFRAC) or any equivalent European body in accordance with article L. 323-1 for the inspection of furnished accommodation and communal premises and equipment in an establishment applying for classification as a…

In the month following receipt of the complete application for classification, the body mentioned in Article L. 141-2 takes the decision to classify the property in the category for which the assessing body provided for in Article D. 323-5 has issued a favourable opinion. Classification is granted for a period of five years.
Establishments classified as Tourist Residential Villages must display a sign on the outside of communal premises, in accordance with a model drawn up by the body mentioned in article L. 141-2 and approved by order of the Minister responsible for tourism.
The Prefect may decide to remove a property from the list of establishments classified as residential tourist villages if it fails to maintain its buildings and facilities properly or if they are seriously inadequately maintained. He shall inform the body referred to in article L. 141-2 of his decision.
